FLORIDA AVIATION HANGAR COMPLEX - AVAILABLE FOR LONG TERM LEASE OR FOR SALE
PROPERTY DISCRIPTION:
• The property is privately owned and is located in central Florida on a public use airport.
• This property has a lifetime FAA deed which provides no fee access to the taxiways and runways. It is not a through the fence access.
Property consists of 3 steel hangars and and office space.
HANGAR 1 consists of a 80 x 80 foot open bay hangar with a clear span door with an opening height of 23 feet. This bay is equipped with high intensity LED lighting. It has one 20 x 80 foot lean-to which contains finished office space with central air and heat and a 8 foot dropped acoustical ceiling and two separate bathrooms. There is a second unfinished 20 x 80 foot lean-to on the opposite side of the hangar that has a 17 x 20 roll up door.
HANGAR 2 consists of a 80 x 80 foot open bay hangar with a clear span door with an opening height of 17 feet. This open bay is completely insulated and finished with dry wall and high intensity LED lighting in the ceiling. It also has a 30 x 75 foot attached lean-to that is finished with a 10 foot dropped ceiling and has central air and heating with two bathrooms. There is a roof-over that covers roughly 100 feet of the area behind both hangars which contains a 65kw stand by power generator and a 14 x 25 foot automotive type paint booth and two 40 horsepower rotary screw compressors.
HANGAR 3 consists of a 50 x 80 feet open bay hangar with a clear span door of 50 foot with an opening height of 12 feet. The aft 20 feet of the hangar is finished space and has air and heat. There is an attached 240 square feet of office and bath.
All improvements are located on 63,161 square foot industrial zoned site on an a gated public use airport with direct access with no time limits to the airport. In addition, we have a lease for the surrounding two acres of industrial land with 13 years remaining on the initial lease. The facilities have been and are currently used for aviation MRO Services and has direct access to all taxiways and runways.

The subject property is located in the I-1 (Industrial) zoning district for Highlands County, FL.

The property has three phase electric service and central water served by the City Sewage disposal is by septic tank, but central sewer is available.
