Fly-In Airpark Opportunity in Panama
Airplane hangar with furnished modern apartment for sale at MPCL (Cap Alex H Bosquez / Calzada Larga) airport in the Republic of Panama. Fly in paradise for a very affordable price.
Calzada Larga airport is a non-towered general aviation airport popular with flight training and general aviation. The single runway is oriented 18/36 and is 3000' long paved with asphalt. A tower is under construction. Operations are pilot-controlled with UNICOM 122.8. It has a large grass area between the hangars and the runway suitable for landing aircraft if desired. There is a flying club and a model aircraft club on site. The airport has locking gates.
The hangar for sale consists of four areas:
- The hangar itself, 14m x 13.25m (46' x 43' 6"). Folding doors are almost full width and 14' 6" high.
- A work area, 6.3m x 3.3m (20' 8" x 10' 10") with work table and storage
- Two covered parking spaces, total of 6.3m x 4.5m (20' 8" x 14' 9")
- A one-bedroom, one-bathroom furnished modern apartment, total internal space of 70 square meters (about 750 square feet)
Near the airport are several small towns with grocery, hardware and building materials stores. A good quality road leads to the major North Corridor toll highway and another road leads to other routes within Panama. Panama City is 30 minutes away on the North Corridor and slightly longer on the other route.
The airport has a live-in caretaker, paid by the flying club, who can undertake hangar maintenance upon request and payment. Maid service is available at the hangar for $20 per visit. Required club fees are $100 per month which currently includes electricity and water although this may change.
The hangar has no internal poles. There is full coverage of fluorescent and LED lights. Two high power fans provide cooling in hot weather. There is a work sink and hosepipe. Security cameras area available.
The apartment consists of a kitchen/dining area, bathroom with shower, living room and bedroom. The apartment comes furnished with kitchen cabinets, kitchen table with four chairs, shelves, refrigerator, microwave, oven, sofa, loveseat, coffee tables, 42" Samsung television, Yamaha surround-sound audio, queen sized bed and closet. There are three air conditioning units, two mini-split and one wall-through. Good quality city water is available however it is currently connected to well water. A water pump provides good water pressure for showering. High speed wireless internet is available.
The flying club pays the ground fees which are under a long-term lease from the government. I am selling the hangar, the apartment and its contents only. It is not titled land.
